The dependencies on technology to drive responsive service, improved building performance, reduced energy consumption, and efficient operations are only accelerating. This module reviews the trends and frameworks that will provide foundational references for subsequent modules and underpin your smart building investments for the next five years through the end of the decade.
Like other utilities, a building’s network is a fundamental enabler of services, integrations, and security. Occupants and guests also expect their mobile devices to always have connectivity. This module will review how to orchestrate a secure building that positions your assets to maximise services, integrations, and management.
While tenant apps remain a mainstream offering and continue to evolve and mature, digital engagement with tenants takes several forms including media displays, perk programs, and social media platforms. A successful engagement model recognizes the need for upfront sponsorship and a commitment of staff resources to provide the necessary ‘care and feeding’ of content and events. This module will cover how you, as an owner, should organise a successful deployment of technologies in line with a solid framework model for engagement.
Technologies for physical security are rapidly advancing enabled by cloud-first software and the adoption of mobile credentials. Apple’s announcement to allow its Wallet to host an NFC (near-field communications) credential is a game changer introducing both greater reliability and performance. This module shows how you should navigate mobile enablement and cloud-based solutions to introduce greater convenience and less friction to occupants and guests.
A foundational system is the BMS/HVAC platform centred on the dynamics of occupant comfort, quality of air (IAQ) and energy consumption. These platforms are now being complemented and extended with greater inputs from sensor technologies (IoT). This module looks at the ways in which fundamental concepts and frameworks help navigate the solutions and options offered by large incumbent providers and start-ups.
With the sheer acceleration of investment in flex and amenitized common areas that integrate a range of technologies, the need to manage the design and implementation process has never been more critical. This module explains how to align various disciplines (e.g. construction, property, facilities, marketing and information technology) to establish some level of standards for flex and amenities that are used by a diverse set of occupants and guests.
The desired future state is a building that continuously commissions and tunes itself with little human intervention. With talent challenges in various trades and the requirement to continually optimise buildings for incremental energy gains, it is essential to understand how various technologies and solutions come together to realise a data driven approach that is viable, supportable and sustainable.
